Fully built indoor family play and cafe space

The construction's already done. Store 11 at 2343 Forest Avenue is a fully built indoor family play and cafe space of about 3,600 square feet, on the ground floor of a 2020 retail center in Staten Island, NY 10303. This is a commercial lease assignment that includes the full buildout, furniture, fixtures and equipment. The next tenant takes over the lease and can open without a construction project. The business, its name, financials and customer lists aren't part of the sale. The space was built for kids and families, with room for play and a cafe area already in place. That makes it a natural fit for an indoor playground, a party venue, a daycare, or kids' classes like gymnastics, dance, martial arts and tutoring. The center has its own parking lot on site, which matters for anyone running birthday parties or drop off and pick up. The lease began in April 2023 and runs through July 31, 2031, so there are almost five years left. Current rent is about 12,979 dollars a month, roughly 43 dollars per square foot a year, annual increases (see agent for details). Rent includes real estate taxes and CAM up to 5 dollars per square foot. The tenant pays CAM above that. This stretch of Forest Avenue sits by the Forest Avenue exit of the Staten Island Expressway, minutes from the Goethals. It draws families from Graniteville, Mariners Harbor, Westerleigh and Bulls Head, plus New Jersey across the bridge. Showings are by appointment only. There aren't many spaces on the Island ready for kids on day one, and this is one of them.
